BCD Global breaks ground at Warsan district development

Legacy 70-year-old developer BCD Global has reached the milestone on the future-ready Dubai housing scheme.

International developer BCD Global has held an official groundbreaking ceremony launching its first scheme in Dubai’s growing Warsan district, marking the start of construction on a freehold residential development designed for mid-market buyers and long-term investors, with one- and two-bedroom apartments.

The development forms part of the company’s broader Middle East expansion, which was announced earlier this year, with Dubai named as its regional headquarters, and comes as developers increasingly focus on building housing aligned for long-term urban sustainability, infrastructure readiness, and stable rental demand in fast-growing cities.

Dubai’s real estate market has sustained strong momentum, with Dubai Land Department data showing total real estate transactions reached Dh917bn in 2025, marking a 20% year-on-year increase in value and volume.

Residential sales prices rose to around Dh1,597 per sq ft, while average rental yields across the city remain in the 6% to 8% range, continuing to outperform many global markets.

Market analysts note that the UAE residential sector continues to benefit from population growth, investor inflows, and a growing housing pipeline, with nearly 300,000 new homes projected by 2028.

The scale of development is expected to place greater emphasis on resilient infrastructure, efficient urban planning, and housing designed for long-term liveability rather than short-term turnover.

Building on a 70-year legacy that has delivered over 155 million sq ft of developments across seven countries, BCD Global’s regional expansion aims to translate that experience into future-ready, innovation-led projects across the Middle East and Africa.

The company said its approach prioritises disciplined capital deployment and long-term value creation, with developments designed for durability, efficiency, and long-term performance.

From Dubai, BCD Global will oversee its Middle East and Africa growth strategy, with the broader GCC — including Saudi Arabia — identified as a key opportunity set. The company is targeting Dh300m in revenue from its projects in Q1 2026, starting with the Warsan development, with further details on sales launches and construction timelines expected to be announced.
