BEYOND Developments launches City of Arabia masterplan

BEYOND Developments has unveiled a masterplanned destination in the City of Arabia and launched the projects first residential cluster.

BEYOND Developments has unveiled AED 4bn ($1.09bn) The Yards – a masterplanned destination in City of Arabia in Dubai – and launched Arancia, the project’s first residential cluster. 

Located in one of Dubai’s fast-evolving urban districts, BEYOND’s first inland masterplan represents a key milestone in the developer’s growth across the UAE. The Yards reflects the company’s strategic vision in the long-term potential of one of Dubai’s most compelling future growth corridors.

The Yards has 2.3 million sq ft of gross floor area and will include 1,560 residential units ranging from one- to three-bedroom apartments. 

The Mediterranean-inspired masterplan has curated roughly one-kilometre of green spine, with 70% of its total area set for open landscape. It is situated along an urban corridor that connects central employment, entertainment, and transport nodes throughout the emirate.

Adil added that the launch reflects confidence in Dubai’s long-term growth trajectory, supported by key demographic expansion, significant infrastructure investment, and the city’s ability to attract global talent, businesses and capital.

The Yards have a high-connectivity address, including nearby metro infrastructure as part of Dubai’s planned public transport network plans. The strategic position places it within an area predicted to see sustained demand and long-term capital appreciation as infrastructure investment and connectivity continue to progress. 

The site also has direct connectivity to Dubai International Airport within 25 minutes and to Al Maktoum International Airport within 38 minutes, reinforcing its strategic location as both airports continue to expand.

Revealing the masterplan’s first residential cluster, BEYOND also launched Arancia Yards, which includes 272 residences across three low-rise buildings spanning one-, two- and three-bedroom typologies.

The cluster is positioned around a 4,200 sqm landscaped sunken garden, which represents the social and experiential key of the community, complete with 3,000 sqm of rooftop terraces and over 2,000 sqm of retail and food and beverage space integrated at ground level. 

The low-rise, landscape-first typology reflects product positioning – human-scale, nature-integrated residential living that addresses a visible gap in Dubai’s inland premium supply.
