Dubai property sales dominate August figures

The Dubai property market has recorded strong sale transactions in August.

According to Dubai Land Department data, Dubai’s real estate market recorded transactions worth in total AED 46.22bn ($12.58bn) in August, inclusive of AED 27.89bn ($7.59bn) of property sales.

11,601 sales transactions were recorded during August, while mortgages and gifts pushed the overall activity among the three categories to 15,611 transactions. August’s largest recorded sales was an AED 79m ($21.5m) property at Orla Infinity by Omniyat on Palm Jumeirah.

According to Dubai Land Department data, the transactions included 10,124 units, 684 buildings and 793 land plots. The figures underpin the scale of activity across Dubai’s residential and broader real estate market during August, with both existing and off-plan properties contributing to transaction values.

According to the Dubai Land Department transaction data, a property by Omniyat at Orla Infinity on Palm Jumeirah sold at AED 79m ($21.5m). Another major transaction took place at Jumeirah Residences Asora Bay in Jumeirah First, where a 725.25 sqm property went for AED 65m ($17.7m).

In Business Bay, a first sale at Bugatti Residences by Binghatti reached AED 63m ($17.2m). Jumeirah Second also featured among the month’s biggest transactions with a resale at Aman Residences – Tower 1 at AED 57,555,304 ($15.67m). Also in Business Bay, an office at Lumena by Omniyat went for AED 57,197,834 ($15.58m). The first-sale transaction covered 837.22 sqm. Another resale at Aman Residences Dubai – Tower 2 was recorded at AED54,736,514 ($14.90m).

Other high-value transactions shown in Dubai Land Department data comprised an AED 48,750,200 ($13.28m) office at Lumena Alta by Omniyat in Business Bay and an AED 45,863,000 ($12.49m) property at Solaya 6 in La Mer.

A first sale at Bugatti Residences by Binghatti was also recorded at AED 45.2m ($12.31m), and a resale at Rosewood Residences in Jumeirah Second accumulated AED 44,398,000 ($12.09m).

Mortgage activity accounted a moderate AED 14.36bn ($3.91bn) during August. In addition, Land Department data illustrates 3,390 mortgage transactions during the month, including 2,244 units, 476 buildings and 1,015 land plots. Combined with property sales, sales and mortgage activity accumulated to AED 42.25bn ($11.50bn).

Dubai also recorded 620 gift transactions with a total value of AED 3.97bn ($1.08bn) during August. These comprised 442 units, 53 buildings and 125 land plots. Taken together, sales, mortgages and gifts recorded by the Land Department during August reached 15,611 transactions worth AED 46.22bn ($12.58bn).

Sales leveraged the most by transaction count and value, accounting for AED 27.89bn ($7.59bn), proceeded by mortgages at AED 14.36bn ($3.91bn) and lastly gifts at AED 3.97bn ($1.08bn).
