Dubai real estate activity remains resilient

Moderation in segments of Dubai's real estate market indicates a sign of market maturation driven by underlying fundamentals.

Dubai’s real estate market has continued to lead with resilience in 2026, and has built on one of the strongest growth cycles in its history. Following 2025 when property sales reached Dh 686.8bn across 215,700 transactions, activity has remained high this year, underlining the emirate’s position as a global investment and lifestyle destination.

Population growth remains a driver, with Dubai’s resident population expected to reach 4.7 million by the end of 2026. Peak-hour population is expected to reach 6.5 million, poising demand across residential, commercial and hospitality assets. As price growth is normalising from gains recorded in recent years, market fundamentals remain robust. Residential values were still up 8.9% annually in Q1 2026, while villa prices outperformed apartments based on limited supply and end-user demand.

Transaction activity remains high, as Dubai records Dh 286.4bn in property sales during H1 2026, making it the second strongest first-half performance. Off-plan sales continue to dominate, highlighting sustained investor confidence in the city’s long-term growth.

Grovy Developers has recently commenced the main construction on its boutique branded residences in Dubai. Ramada Residences at Dubai Islands is being developed with landowner and development partner Wyndham Hotels & Resorts and USquare Luxe Properties. With enabling works complete and structural works now underway, the development has reached a pivotal stage of construction. Grovy Developers has appointed Jaseera Building Contracting LLC as the main contractor.

“Breaking ground is the point at which commitments become physical. When we signed with Wyndham, we committed to delivering the project to a high standard, and today, the development is progressing well against that commitment.”

Abhishek Jalan, CEO, Grovy Developers

Casagrand has outlined its long-term growth strategy for the UAE, with plans to develop over six million sq ft of premium residential and mixed-use space in Dubai in the next three years. Casagrand HERMINA by Casagrand at Dubai Islands is 60% sold, with two additional projects in the process of being signed before the end of 2026. Casagrand is also evaluating land parcels across major masterplans and emerging growth corridors in the emirate.

“Our first year in Dubai has given us both the confidence and the mandate to think bigger. Over the next three to five years, our objective is to build a balanced portfolio of premium residential developments across Dubai.”

Luthfullah K, Director Dubai, Casagrand

Dubai’s real estate outlook remains positive – influenced by population inflows, continued business expansion, multibillion-dirham infrastructure investments and a transparent regulatory framework supporting long-term demand across the market.

Rather than indicating a slowdown, the moderation seen in some segment’s points to a sign of market maturation with underlying fundamentals. For investors, developers and homebuyers, Dubai continues to offer compelling real estate growth stories.
