Grova Developments, the real estate division of Hassan Allam Holding, is set to enter the Egyptian real estate market with the launch of Grova EastHills – a residential project ranging over 300 acres on AUC Avenue in East Cairo.
The development is planned to be a villa-focused community including standalone villas, twin villas and townhouses. The project is design-led by the natural characteristics of the site, which includes elevated terrain, hills, valleys and cliffs.
International architecture and urban design firm, 10 Design, developed the masterplan, with the layout organised into seven residential neighbourhoods. Instead of extensively reshaping the land, the plan is set to incorporate the site’s existing topography into the overall community design.

Homes situated in the development have been strategically positioned among the terrain, surrounding views and sun path, while approximately 45% of the developments total area has been allocated to open spaces and landscaped environments. The landscape design of Grova EastHills has been developed by Ireland-based landscape architecture company SRLA.
Further to the residential component, Grova EastHills will include a clubhouse, sports and wellness facilities, and a commercial district to serve residents’ daily needs.
The launch is the first project under the Grova Developments brand, which was established by Hassan Allam Holding as it grows its presence in the residential real estate sector.
The company’s approach focuses on creating communities which prioritise long-term planning, integration with the surrounding environment and community-oriented living.
