Developer Major Developments has officially signed a development agreement (DA) for its next architectural landmark – Ice Beach, marking a defining milestone in its Ras Al Khaimah expansion journey.
The signing ceremony took place between CEO of Marjan Abdulla Al Abdouli and CEO of Major Developments Andrei Charapenak, formalising the entry into the newly launched Marjan Beach.
This agreement reflects the developer’s commitment to be among the first to enter Ras Al Khaimah’s most promising locations, delivering distinctive beachfront experiences within a district poised to redefine luxury, connectivity, and long-term value.
The AED 1.7bn project – an 85 million sq ft coastal masterplan – is positioned as a distinct coastal destination. It has been developed in collaboration with Bayaty Architects, led by Dr. Muthana Bayaty. The architecture firm has has created a distinct language of sculptural architecture and experiential interiors for the luxury residential development.

Marjan Beach benefits from its public beachfront, green open spaces, and a lifestyle centred on open-air leisure and the shoreline – creating a vibrant and accessible waterfront environment.
The location is also minutes from Al Marjan Island, where a new bridge will link Wynn Al Marjan Island to the mainland. With strong connectivity, residents will have access to Al Hamra Village, Ras Al Khaimah Economic Zone and the E11 highway.
