Medallion establishes institutional investor desk

Medallion Associates establishes a Dubai real estate institutional investor desk to enhance the flow of investments.

Medallion Associates has launched its institutional investor desk. The company seeks to enhance the flow of investments into Dubai by tapping into institutional capital through collaboration with investment consultants and advisors.

The company is a real estate investment and advisory firm headquartered in Dubai. The firm targets exclusive real estate developments for investment and consulting opportunities in both the private and public sector.

It will leverage the impressive 32% increase in property transactions and a 23% rise in sales, as Dubai’s economic growth expands at a rapid pace.

Dubai stands out in the global real estate market for its high rental yields, reaching up to 9%, and a favorable tax environment devoid of property and capital gains taxes.

Medallion Associates has identified that the city has only captured a fraction of its potential institutional investment. Through the institutional investor desk, the company aims to address this challenge, enhancing Dubai’s investment appeal to larger share of global institutional investment.

At the heart of this initiative is the alignment with the Dubai government’s Real Estate Sector Strategy 2033 and the Dubai Economic Agenda D33.

“The real estate industry in Dubai has sometimes taken a fairly underwhelming role in attracting investment. While global institutional investors are managing USD $120tn assets, so far only USD $52bn have been allocated to Dubai. We look forward to turning these tables and ensuring that most of the investment goes into our fancy market.”

These ambitious plans aim to elevate real estate transactions in Dubai to Dh 1tn and double the sector’s contribution to the city’s economic diversification.

By focusing on institutional capital, Medallion’s institutional investor desk is poised to become a key player in achieving these wider strategic goals.

The strategy includes offering bespoke investment mandates and separately managed accounts to meet the specific needs of investors, thus ensuring a tailored and risk-adjusted approach to investing in Dubai’s dynamic real estate sector.

“The post-Covid investment landscape of the present offers few opportunities that match what Dubai has to offer.”

Through strategic collaborations and tailored investment solutions, the initiative aims to enhance Dubai’s appeal to institutional investors, promising a robust economic future for the city.
