Last year, Palm Jebel Ali launched over 700 units of its Phase 1 frond villas, featuring eight unique styles, blending indoor and outdoor living in a serene coastal setting.
The villas are designed with eight unique styles that seamlessly blend indoor and outdoor living, reflecting Nakheel’s commitment to innovative and luxurious residential solutions.
Each villa has been sold between Dh20m and Dh50m. Buyers from countries including the UK, France, Germany, India, China, Pakistan, Saudi Arabia and Kuwait have been snapping up homes on the forthcoming development.
Sheikh Hamdan bin Mohammed bin Rashid Al Maktoum, Crown Prince of Dubai and Chairman of The Executive Council of Dubai, approved the masterplan for the Jebel Ali Beach Development Project in July this year.

Now, progress on infrastructure and marine works directly supports the delivery of these homes, scheduled for handover in late 2026.
An AED 810m contract for the marine works on Palm Jebel Ali has been awarded to Jan De Nul Dredging LTD, part of the leading international Jan De Nul Group.
This contract follows Nakheel’s recent awarding of two major infrastructure projects, signaling the beginning of work on a new public access road and enhancements to the roadway and lighting systems from the mainland to Palm Jebel Ali.

The 6.6km beach will be divided into three locations: the Pearl (on the right side near the entrance of Palm Jebel Ali), a centre for beach and recreational activities with options for a lively family beach, sports activities, a swimming pool, kids play zones, a beach club with a pool and private beach for a fee, several restaurants, cafes, shops, and a floating restaurant in a unique location.
The development is working within Dubai’s 2040 Urban Master Plan, supporting the emirate’s vision for high standards in urban infrastructure and facilities.
