UAE property market analysis snapshot from Eden Realty

Ray Verma from Eden Realty shares his analysis of the UAE's property market as the area continues to boom.

The UAE’s real estate sector, particularly in Dubai, continues to redefine growth in 2025, blending luxury demand, strategic innovation, and global outreach.

Emaar Properties, a cornerstone of Dubai’s market, reported a 16% surge in 2024 net profits to Dh 13.1bn, driven by relentless demand for high-end residential and commercial developments.

This momentum is mirrored in Abu Dhabi, where Aldar Properties saw profits leap 47% in 2024, fueled by premium projects such as Saadiyat Reserve.

Dubai’s ultra-luxury segment remains a global magnet, with villas in Palm Jumeirah and Emirates Hills ranking as top locations and facing inventory constraints, with demand driven by international buyers, as limited supply and golden visa incentives attract high-net-worth buyers.

Developers are aggressively expanding to meet demand. Deyaar announced plans to launch Dh 2bn worth of projects in 2025, while Dugasta unveiled four landmark developments.

Global outreach remains pivotal, with Dubai set to host its largest-ever real estate showcase in New Delhi, targeting South Asian investors.

Looking ahead, the UAE’s real estate market, particularly in Dubai, appears well-positioned for continued growth and investment opportunities through 2025.

The combination of strong economic fundamentals, strategic government initiatives, and sustained international investor interest suggests that the sector will maintain its upward trajectory, offering attractive prospects for both developers and investors in the coming years.
