Dubai property sector continues to thrive in 2025

The property sector demonstrated exceptional performance in 2024 and this momentum has continued into 2025, according to Eden Realty.

Dubai’s real estate market has been experiencing remarkable growth and transformation, showcasing its resilience and attractiveness as a global investment destination.

The sector demonstrated exceptional performance in 2024, with property market transactions reaching AED 760.7bn, reflecting the robust health of the emirate’s real estate ecosystem.

This momentum has continued into 2025, with recent weekly transactions hitting AED 12.13bn, including deals reaching as much as AED 58m / AED 16,000 per sq ft for a Palm Jumeirah apartment sale.

The market also saw Dubai allow freehold property ownership in premium locations along Sheikh Zayed Road and Al Jaddaf. This strategic decision is poised to unlock new investment opportunities and attract international investors to these prime areas.

The expansion of freehold zones represents a significant shift in Dubai’s real estate landscape – and is expected to catalyse substantial market growth in these highly sought-after locations.

Several major development initiatives marked the market’s dynamism. Meydan’s AED 1bn contract for Phase Two of the District One West project, alongside Valores’ planned launch of AED 600m worth of projects across Dubai in 2025, demonstrates the continued confidence of developers in the market’s potential.

Additionally, Sobha Realty has hinted at ambitious plans to launch up to ten major UAE projects valued in the multibillion-dirham range.

The Dubai real estate sector demonstrated exceptional vigor in the stock market this past week, with the real estate sector index reaching new historical peaks.

Emaar Properties emerged as a strong performer, achieving price levels not seen since January 2008, while Emaar Development continued its strong climb.

The immediate market outlook remains optimistic, with investors eagerly anticipating the upcoming Q4 2024 results, which are expected to provide crucial insights into the sector’s financial health and potentially drive further market momentum.

Looking ahead, the UAE real estate market, with Dubai at its forefront, is well-positioned for continued growth throughout 2025. The market’s fundamentals remain strong, supported by government initiatives, strategic development plans, and sustained investor interest.

Abu Dhabi and Ras Al Khaimah are also emerging as significant contributors to the broader UAE real estate boom, creating a more diverse and robust property market across the emirates.

The launch of new projects, such as Urban Properties Development’s AED 300m freehold project in Business Bay, further underscores the market’s vitality and its potential for sustained growth in the coming years.
